If you are looking to buy a home then one of the options is duplex homes. The duplex home will have two floors. If you are living with a joint family then a duplex flat will be a good choice. All the members of the family can stay together as the home would have enough space.

The word ‘Duplex’ means a house that has two floors of accommodation joined by a staircase within the flat. The design of the flat is such that the kitchen and living room are on the lower floor and the bedrooms and the kid's room are on the top floor. This is the standard duplex flat design.

The cost of a duplex home is less when compared to the flats in the same price range. The duplex flats would be slightly costly but would be affordable. The duplex homes are spacious and if you work from home you can easily set up your office in the home.

Things to check before buying a flat

You may be happy with the design and price of the duplex flats but you should check a few things before you buy one:

  • Check the carpet area of the flat because you have to pay for this area when you buy a flat. This is different from the usable carpet area of a flat. While selecting a flat also check for the usable carpet area. And the land on which it is built should be clear of all dues.
  • The flat should be accessible by road and should be well connected so that you can easily travel to work. Check if the transportation is easily available from where the flat is located. Find out if any new projects will help to improve the connectivity in the area.
  • If you have a family you can find out where the kids will go to play, which school is nearby, and what shopping, banking and medical facilities are available nearby.
  • Decide when you want the possession of your flat. Under construction, duplex flats are cheaper than ready-to-move-in flats.
  • Check how much natural light is coming into your flat. Your flat should get enough sunlight. Check the ventilation and the size of the windows.
  • Before buying a flat you should compare the prices of similar flats from other builders. But do not buy a flat based on the price alone.
  • If there is a lot of development in the area then the views from the flat will be just the other buildings. You may feel claustrophobic. The shape of the building is also important as the building itself should not obstruct the views from the flat.
